This hotel/restaurant, part dating from the end of the 18th Century, which is in the middle of a busy market town, has 4 floors as well as extensive cellars, an outside courtyard and 2 terraces.
On the ground floor there is the hotel reception, the principal dining room, mainly in a conservatory (195m²) which overlooks the main town square, housing a large and impressive indoor barbeque, and off which is the recently fully re-equipped catering kitchen (75m²). Off this dining room is a separate bar (65m²) and a second dining room (160m²) at the back of the bar which also leads to the large outside courtyard (150m²). Toilets and cloakrooms are next to the bar. All these rooms have been renovated and decorated in recent years, and the wrought iron stylish conservatory has been added to provide more dining space. There is also a fish counter (supplying seafood for the restaurant and to the public) to the side of the conservatory.
The extensive cellars (120m²) are reached by a staircase from the kitchen and comprise a vegetable and other preparation areas, recently re-tiled dry storage area, cold rooms and large wine cellar. Electric water heaters are in one area, as well as two central heating boilers, one gas, one oil, which serve all the radiators which are throughout the hotel.
All the hotel floors are reached by a large staircase via the bar and secondary dining room. There is also space here to install a lift to service all the floors. Two other staircases also serve the first floor, one from the kitchen to the laundry room and another from the hotel reception.
On the first floor you will find a private section (155m²), currently used as office, which comprises 3 bedrooms, a bathroom and wc, as well as the laundry room and linen storage. There are also the first 3 ensuite rooms, and sitting rooms with parquet floors, and a large meeting room (60m²).
On the second floor there are a further 16 ensuite rooms, a sitiing room (45m²), bathroom and wc, linen room and two outside terraces (64m²).
The 3rd floor is reached by the old central staircase of the hotel. This section is in the process of being renovated and enlarged with 6 mansarded rooms and a bathroom.The roof is tiled, and in a good state of repair, as are the roof timbers. The walls are in local stone and pebbled and then rendered. The electrics have been rewired for the restaurant, the hotel and for all the floors. All hotel rooms have been carpeted and wallpapered, and the bathrooms are well and tastefully equipped; and all common areas are nicely decorated.
The hotel is situated next to the market in an attractive town just 25 minutes north of the department capital, Tarbes (TGV) and the main A64 autoroute, 1 hour from Pau (Ryanair), 1hr 30mins from Spain and the lower ski slopes, two hours from Biarritz and the Atlantic Ocean, and from Toulouse (TGV, motorail, International Airport - Easyjet, Flybe, BMIBaby) and 2hrs 45mins from Carcassonne.
It is the largest hotel/restaurant in a 20 minute radius, and within this radius are a myriad villages and several industrial sites providing a good catchment area, both for the restaurant and hotel.
