In the undulating hills 20 minutes north of Tarbes, on the outskirts of a market town with all facilities, these two lovely architect designed built houses, in the same grounds but with independent entrances, offer scope for two families living together, or for rental income. There is also a third house in option in the near future, offering further potential. The Main House

Double electric gates open on to a brick weave drive, leading to a garage, then a paved path which encircles the house, and is bordered by flower beds stocked with many perrenials, roses and manicured shrubs. This house is in the most elevated position, on the top of the hill.

Following this path around, a few stone steps take you up to the south facing terrace, a peaceful area to take your leisure, with a built in designer barbeque, and overlooking the grounds, the pool and the valleys and mountains beyond.

Sliding glass doors invite you into the main living area (43m²). On two levels divided by two shaped steps and a wooden balcony, this room also has a built in bar, and ‘insert’ –glass fronted fitted and vented wood burner – a very efficient and attractive form of heating), and boasts many exposed reclaimed old beams, and glazed doors also to the garden to the north. To the east of this room an archway takes you into the veranda (9m²), a lovely place to sit and dine overlooking the gardens. Three steps take you down to another landing (2m²), off which, to the right is a wc, and to the left a loft space which could be used as a children’s play room, and ahead you find the second bedroom, west facing and with sloping ceilings (15m²).

Retracing your steps to the west of the living room, two steps take you down to a lobby with fitted cupboard. To the left of this is another lobby, with fitted wardrobes and a bathroom off it (9.4m²) with sunken bath, wash hand basin, walk in shower and bidet, and towel heater. Then you find the master bedroom (16m²), with windows to the south and east giving light, and more fitted cupboards.

Back to the lobby, and you find the main front entrance hall of 18m², with double wooden glazed doors to the west. Off this is a utility room with oil fired boiler, oil tank, cumulus (immersion) for the bathrooms, and lots of storage space (15.6m²).

The 2nd House

A separate entrance with double gates serves this house, which is attached to the garage (22m²) of the first house. The house is mainly north and west facing, and has a small private garden to the north.

On the ground floor, the entrance doors open on to a lobby/dining room of 11.5m², with a designer corner fireplace. You find the kitchen to the left (8m²) with a breakfast bar and north facing window. There is also a salon (20m²) with a woodburner and door to the garage, a bedroom (10m²) with en suite shower room with wc (4m²), a second of 12.4m² off the lobby, also with en suite shower room of 4.3m², and a utility room of 8.3m² with the cumulus.

The 3rd House

This is available in option in the near future, as it is let currently. It has its own entrance, again via double gates, and is a very sweet house, built further down from the main house, and comprises a large, luminous open plan living room / dining room / galley kitchen, with ‘insert’, a spacious well lit bedroom, a shower room, a wc, and a garage. A terrace surrounds most of the house, and there is a good sized garden attributed to this property. There is room for expansion of this house. The price quoted below is for the first two houses, the additional price for this house would be 170,000€uros.
