Situated in the immediate surroundings of Lourdes, this hotel-restaurant has all the assets required to attract a large customer base. Bungalows
Next to a passing road, with a view of the Pyrenees facing south, the entrance opens out onto the car park, and a small path leads to the 17 bungalows which are spread out over the 5000m2 of mature grounds. 13 units have been designed with an adjoining garage, 4 comprising of a double bed, shower and separate WC, the others with 2 double beds, a bathroom and separate WC. The heating is electric.
Hotel-Restaurant
The hotel is separated from the bungalows by the car park. The reception offers a welcoming area which leads to the bar (licence IV) on the north side with about 15 tables, and on the south side there’s a restaurant (30 place settings), and another reception area (100 dinner settings). The toilets and cloakrooms join the dining area. The large adjoining kitchen has all the equipment, large work spaces and a cold room which protects the freezer room. A staircase takes you down to the wine cellar.
The ground floor also includes a technical room for the air-conditioning, a laundry room with a Miele washing machine (20kg), a Dubix drying machine, and a Dubix ironing grill. The Viessmann boiler was updated in 1993. Finally the management office is at the back of the reception.
Down the corridor leading from the reception to the lift (Otis dating from 1993) you will find a telephone booth, washbasins and toilets. The 22 bedrooms are split over the 3 floors according to type:
- 3 bedrooms with shower and double bed
- 1 bedroom with shower and 2 single beds
- 1 bedroom with bath and 2 single beds
- 2 bedrooms with bath and double bed
On each floor one of the bedrooms has a bathroom which with a few alterations could accommodate disabled customers.
On the first floor, to the far north-east of the building, a large bedroom has a double bed and a single bed with a bathroom and separate WC.
A WC with basin has been planned for each corridor, in addition to a service cupboard and electric cabinet to house the TV and telephone cables.
The corridor of the 2nd floor has a large storage cupboard. Balconies are reached from the bedrooms on the first and second floor.
The whole property is in excellent condition after being refurbished in 1993, and has been maintained to a high standard. The walls of the corridors and bedrooms are painted white, with an immaculate carpet covering the floors.
Private Quarters
Just behind the hotel you will find the private area. It is laid out over one level set around a courtyard and garage. This small building comprises of 4 apartments:
- An apartment of 4 rooms
- An apartment with a living room, bedroom, bathroom, and WC
- 2 Studios each with 1 bedroom, bathroom and WC.
Finally there is a junk room and changing room with lockers and showers.
Turnover
The annual turnover to develop is 530,000 Euros.
A sale only including the hotel and the private quarters could perhaps be considered.
This hotel is situated close to Lourdes, 2km from the golf course, 15km from Argeles-Gazost, 15 min from Lourdes airport, 20 min from Tarbes and the motorway, 45km from Pau and the International airport (Ryanair), 50 min from Spain and the ski resorts, 1hour 45 min from Toulouse, Biarritz and the Atlantic Ocean, and 3 hours from the Mediterranean.
