50 minutes from the historic bastide town of Auch, D'Artagnan's seat, this house has not been lived in since 1955, and offers four rooms, loft space and a barn to do up, and sits in about 1,5 hectares of land on the edge of the Gers and the Tarn et Garonne.

You will fall in love with the area, the open and rolling countryside. Equally, you will love the style of the house, its walls of local stone, the mass of exposed beams, and its aspect to the East and the South East.

The house is not currently habitable. The flooring on the ground floor is part terracotta tiles, part beaten earth. The walls however are of stone and are sound, and the roof is pantiled but will need refurbishment. Electricity and water run to the house but need connecting, wiring and plumbing in. A septic tank remains to be built.

From the garden you enter a large hallway which runs the full length of the house (8,5m x 2,0m). The four main rooms are off this hallway:

- The main room to the left, a kitchen with a large open fireplace (4,7m x 2,5m), a recess (2,1m x 1,4m) and a small room with a window (3,1m x 2,0m).
- The second room to the right (4,8m x 4,0m) has an open fireplace and a window to the South East.
- The third room is at the end of the hallway to the right (4,8m x 3,6m), and also has an open fireplace, and a window to the North East.
- The fourth room is at the end of the hallway to the left (4,6m x 2,8m) and has a window to the South West, and a staircase to the first floor.The first floor has the same area as the ground floor, with masses of beams and a wooden floor.

At the end of the hallway a door opens to an open barn (12,3m x 4,7m).

Opposite to the entrance to the house, and to the right, is a garage with space for a car and for a work room.

Plans exist to construct a hangar (open sided large barn) behind the house.

The property is close to all shops and amenities, schools and doctors are 6km away, a golf course is 17km, and it is 50km from the railway station (TGV), just 20km from the motorway. It is 70km from Toulouse (TGV, motorail, International Airport - Easyjet, Flybe, BMIBaby), 50km from Auch, from Montauban, and from Agen, 2hr 30min from Pau (Ryanair), 3 hours from Spain and from the ski slopes, 2hrs 30mins from Biarritz and the Atlantic beach resorts, 2 hours from Carcassonne, and 2hrs 30mins from the Mediterranean.
