Just 10 minutes north of the market town of Maubourguet, this pretty farmhouse dates from 1826, and has been renovated with great taste. It offers a total of 3 bedrooms, 2 receptions, and an independent one bedroom apartment, plus further potential in the outbuildings, in well stocked and maintained gardens of 3,940m² overlooking the rolling hills of the surrounding Madiran countryside.

Double wrought iron gates lead in from a small country road to the lovely front garden, surrounded on two sides by the house and outbuildings which form an ‘L’.

The front door leads into a tiled entrance hall (3.0x2.5=7.5m²). To the left you find the dining room (5.2x3.7=19.2m²) with a lovely fireplace fitted with an ‘insert’ (vented and fitted wood burner – very efficient form of heating). Through the dining room you descend a couple of steps through an open arch to the living room, with windows to the south and west and frnech windows on to a pretty patio. To the left of the first landing you find the second bedroom (5.0x4.6 = 23.0m²). This bedroom backs on some loft space which could be used.

All these rooms have been renovated to a very high standard, retaining many original features such as exposed beams, and with quality materials.

Returning to the entrance hall, to the right of the front door a hallway with built in cupboards leads to a bedroom (3.3x3.0 = 9.9m², and further on a shower room (3.7x1.5 =5 .5m²) and separate wc (1.3x0.7 = 0.9m²).

Then you find the door to the separate apartment. This has been created in a modern style, and is very well lit and comfortable. The living room (3.5 x 6.0 = 21.0m²), currently with bar but easy to put in a small kitchen as water is present has large windows overlooking the front gardens, and the summer eating area. Off this is a large shower room (2.7 x 3.7 = 10m²) with enough space to install a bath, and a large bedroom (3.7 x 3.3 = 12.2m²) overlooking the gardens to the rear.

The outbuildings, which form an ‘L’ with the house, currently house a summer eating area with all plumbing and electricity (6.6 x 6.4 = 42.2m²) and which overlooks the front gardens. Off this is a garage for two cars (39.4m²), and to the rear of this is a hangar which extends the entire length of the outbuildings, and offers further scope for entension if you so wish (approx 80m² ground floor area).

The gardens (3,940m²) surround the house, and are effectively divided into several different areas – a pretty front garden, planted with mature shrubs and trees, another section to the rear of the house which would be great for a pool, and meadowland around the rest of the buildings.

The construction is traditional, the walls are of chalk and stone (breezeblock for the outbuildings), the roof is roman canal tiles and renewed about 10 years ago, and metal on the hangar, central heating and hot water are courtesey of an oil fired boiler, there is good thermal insulation, and a septic tank takes care of the drainage.

The property is in the peace and quiet of a spread out village yet in the heart of the countryside, with shops and all commodities just 10 minutes away. It faces south and enjoys bucolic views from is gardens of 3,940m².
