20 mn from Pau, this authentic farm includes a house, a nice old pigsty and a barn on a flat ground of about 10000 m² , in a particularly pleasant country environment.

Its authentic character is increased owing to the farmhouse set in "U", its outbuildings and an old well, making the whole more attractive.

As soon as you go through the entrance gate, you get into the yard ; the house in on the right , it has been completely renovated and includes : on the ground-floor (70 m²) a large unique room -loft syle- with a living room equiped with its old fireplace, a dining room, an american bar separating partly from the fully equipped kitchen. On the South a double glazed picture window leads to a wooden terrace from where you can see the fields and green hills. There is also on the ground floor a small cellar with the washing and drying machines ; apart is a WC.

The whole of this large room very light and functional is particularely pleasant to live. The floor is made of a varnished wooden floor.
A small wooden stair takes you up to the first floor leading directly to an open space converted into an office (11 m²) which could be as well used as a bedroom. This superb barn could be converted to residential use or as a gîte. On the South part of this outbuilding, outside, an open space leading directly to the fields is used as a shelter for horses.

This authentic farmhouse, set in “U”, in walk-in condition , has got the advantage, besides its charm, to be situated in a countryside environment, quiet and restful, without being too much isolated.

The house itself is entirely renovated. The roof covered with tiles is new. There is a perfect thermal insulation and all the windows as well as the picture window are double glazed PVC units. The groundfloor and the shower room are equipped with VMC. Heating and hot water are electric, coupled with a wood stove in the fireplace. There is a septic tank.

The property is situated just 5 mn from a village with local shops and amenities, close to a school bus.15 mn from the motorway and Orthez (TGV), 20 mn from Pau airport (Air France, Ryanair, Transavia, 1h.
