20 mn North of Pau, this authentic Bearnaise property includes a nice house and outbuildings, two of them being converted into gites and guesthouse, on over 4100 m² with swimming-pool.

This property, from the 19th. Century, has kept all the charm of its period with some nice outbuildings, one of the barns includes a wine storehouse with its press from 1879, the whole on a peaceful park, 5mn from the village.

A nice old front door takes you to a corridor leading West to a dining-room (26 m²) and , East to a living room (26 m²) with fireplace adjoining a large functional kitchen (21 m²) with all cooking facilities. The floor is tiled. At the bottom of the corridor, left, are : a WC, a shed and a storeroom, then, another door takes you to one of the barns.

At the bottom of the corridor, a wooden staircase takes you up to the first floor. A landing leads off to 3 bedrooms (22 m², 20 m² and 12 m²) South and one bedroom (19 m²) North-East ; the floor here is parquet . To the West, a superb bathroom (15 m²) with both a bath and a shower, is very lignt thanks to a its double glazed door leading to a terrace ; adjoining is a separate WC.
The attic could be converted into further accomodation.

The first outbuilding adjoining the house (191 m²) is also accessible from the front garden and includes the barn of traditional construction with the wine store next to it. There is also a garage close to this barn.

The other outbuildings are situated immediatly after entering the property, on the right. They include two barns which have been converted : the first one into a gite and the second one into guesthouse.

We get to the gite from a charming wooden terrace, South facing ; the stonewalls preserve its antique character. The ground-floor ( 70 m²) has a living room , a kitchenette, a shower room and a WC.

Each one is composed of an entrance hall adjusted with a small living room, a kitchenette and a shower room, then a small corridor leads you to the bedroom. The other part of this barn, accessible by a double glazed window on the North-East, partially restored, could be converted into lovely further accomodation.

This traditionnal property is structurally sound. The house has a central gas heating ; the gite and guesthouse have an electric heating. There is a sceptic tank.

You cannot but be charmed by this peaceful property with its nice park with swimming pool, terraces and pergola.

It is situated close to a small village with a school and also school bus. It’s 6km from a biggest village with all amenities, 15 km from Orthez (TGV), 20 mins from Pau (Airport –Air France, Ryanair, Transavia), 20 mins from the motorway, 1 h. from Biarritz and the Atlantic cost, 1 h. also from Spain and the ski slopes, 2 h. from Toulouse (TGV, international airport (Flybe, Easyjet, Air Lingus) and 3 h. from the Mediterranean cost.
