Just 10 minutes from the lovely market town of Vic en Bigorre, set down in its gardens off a small, little used, country road, this lovely former farm has been completely restored, and comprises 6 main rooms, with 4 bedrooms,(115m²) plus good sized outbuildings (222m²) which are partly converted, offering potential to create two independent homes for two couples, or for letting accommodation, and sits in 2,500m² of gardens with lovely views over the surrounding undulating countryside and the peaks of the Pyrenees beyond.

The front door leads into an airy entrance hall in the ground floor, off which, to the left, you find the good sized kitchen (12m²), south and west facing, with fitted units and a breakfast area, and the possibility to open on to the western terrace. A staircase leads upstairs to a landing, which serves four bedrooms:

The entire house is in good decorative order, and has cast iron antique style radiators throughout. The ground floor is tiled, and the first floor has parquet flooring.

The barn block is opposite and facing the house, forming a large courtyard. Currently, it comprises a garage of 43.2m², a 2nd barn of 24.2m², and a third barn of 40.0m² with working kitchen units. There is about 90m² at first floor level. Conversion work has already started on these buildings, and a staircase and velux windows are in place. Electricity and water are already in place, and there is a door to the south of the barns lending itself to a completely separate habitation with its own independent access. The owner has also assured us that there is the possibility of purchasing further land from a neighbour, with a view to having separate road access to the outbuildings above.

The walls of the house are rendered, and of the barn are mainly local flint and stone, the roofs have been recently tiled. Heating and hot water in the house are from an oil fired boiler, and hot water is backed up by a gas water heater.

The construction is traditional, the roof is tiled, there is oil fired central heating to support the heat generated by the fireplaces, there is good thermal insulation, and there is a septic tank.

It is situated close to schools 10 minutes from Vic en Bigorre, 15 mins from Maubourguet, 35 mins from Tarbes (TGV, motorway), 1 hour from Spain, and from the lower ski slopes, 45 mins from Pau (Ryanair, Transavia, and others), 2 hours from Toulouse (Easyjet, Flybe, Aer Lingus, other International flights), 2hrs 15mins from Biarritz and the Atlantic beach resorts, and 2hrs 30mins from the Mediterranean.
