In the triangle formed by the market towns of Tarbes, Vic-en-Bigorre and Rabastens, these two detached houses offer many possibilities, and are for sale separately (see references 4334 and 4332) or together . They comprise a four bedroom Basque style house, and an old 3 bedroom farm..
The Old Farm
This is the older of the two houses, and is in a protected area as it is close to an historic monument. It is currently let at 650€uros/month.
Wrought iron gates lead into the courtyard of this house, and the manageable gardens of 500m².
You enter via the summer room, 4.0 x 5.2 = 20.8m², with large glass sliding doors. A door from this room opens into the fitted american style kitchen (5.4 x 2.6 = 14.0m²) with tiled work surfaces. Off this is a door to the boiler room (7.0m²), with storage space and also housing the cumulus (water heater). Also off the kitchne is a wc.
The kitchen opens on to a lovely living room (5.0 x 5.2 = 26.2m²), with open fireplace and corner bar with sink, and with many original features preserved, such as wooden ceilings and exposed stonework.
Tiled stairs wind up to the large first floor landing (8.6m²), off which are the three bedrooms of 18.7m², 24.5m² and 8.3m², and a bathroom with corner bath and wash hand basin. Again, original features such as exposed beams have been retained in order to add interest to these rooms.
The house is of traditional construction, with a tiled roof, and is generally in a good state. The windows are wood framed and single glazed, heating is povided by an oil fired boiler, and there is a septic tank.
The Basque Style House
Another set of wrought iron gates protects the entrance to this house. A gravelled drive takes you from the village road to the south facing front of the house.
You enter the spacious and well lit living/dining room (4.0 x 8.3 = 32.8m²) via 2 sets of French windows off a south facing terrace.. This lovely room also boasts a rather fine large fireplace.. Off this room you find the tastefully fitted kitchen (17.8m²), and off this is a shower room with hydra shower (2.6m²), and utility and storage room (3.3m²).
You then find a lobby (formerly the entrance hall – 8.2m²) with a doorway to the huge double garage, and understairs cupboard.
The staircase leads from the lobby to the first floor landing (17.6m²), off which is a wc (3.0m²) and a bathroom with hydrobath (5.5m²), a playroom (3.4 x 6.5 = 22.1m²) and five bedrooms – one of 10.5m², south facing, another three of 10.8m², 9.4m² and 11.7m², these with balcony overlooking the gardens to the south, with wonderful mountain views, and one of 8.1m² west facing.
There is convertible loft space above this floor.
The construction is traditional and sound, of rendered breezeblock, with good insulation. The general decor and condition of the property is excellent. The roof is tiled, and there is a septic tank.
The level gardens of 2,600m² are mainly to the south and largely laid to lawn, with outbuildings at the far end currently housing geese, goats and a pony, and a permanent wendy house. The current owners rent an adjacent field for the pony. There are some trees, amongst which are peach, apricot, fig and cherry trees.
The Location
The property is situated close to all schools, with an active community. It is 10 minutes from Vic-en-Bigorre, and from Rabastens, and 15mins from Tarbes (TGV , motorway), 50mins from Pau (Ryanair), 1hr 30mins from the lower ski slopes, and from Spain, and from Biarritz and the Atlantic beach resorts, under 2 hours from Toulouse (Easyjet, Flybe, Aer Lingus), and 3 hours from the Mediterranean.
